Crayton and I embarked on this journey about a year and a half ago. He toured my home and offered suggestions to make our home of 40+ years more attractive for a potential buyer. I put on a new architectural roof which instantly gave me more curb appeal. I cleaned and painted the garage interior and painted and sealed the walls of our unfinished basement. We had a solid house that just needed some cosmetic changes.
When we finally put the home on the market, Crayton suggested a price, based upon his market knowledge and experience. He and his associate took me on an intense 3-4 hour tour of comparable homes in my area. After this tour, I chose an asking price $10K higher than Crayton had suggested. After an open house and 3 weeks of MLS listings, with no appreciable action, I chose to listen to Crayton and re-list it at his original suggested asking price.
Our home sold and closed in less than 2 months from first listing. Crayton even planted some flowers at our mail box area to make our home look loved; as he put it. Our home sold within $900.00 of our asking price and nothing on the home inspector's report ever surfaced to our attention. Crayton was continually in contact with me and kept me informed of every event and every showing of our home. He was always available and responsive to my calls. Crayton would randomly and regularly come by and check on the appearance and condition of the house. With Crayton's guidance, I was able to whip my home into a condition that I would want it, if I were a potential buyer. I exceeded his recommendations in some areas, and he graciously commended me for my efforts.
In the last couple of days before we listed the house, Crayton was in my basement with me, carrying things to my truck. We piled things so high, that it looked like the "Beverly Hillbillies" were back in business. Crayton, with his outgoing and congenial personality, made this, not really so pleasant undertaking, FUN! It was a pleasure dealing with Crayton Lankford and I would recommend him to others who are thinking of selling or buying a home.
