Sharon has been there for my family and I every step of the way. She keeps us consistently updated on market trends, emails and communication. Before we transferred from another state she would find us all the information we needed to make a formable decision where to live, the best schools for our kids, and great areas to raise them, as my family and I were going to rent first before buying. Now that we are here in CA, we have started our home buying process. We could not ask for a more knowledgeable trusted Realtor. I will be telling anyone and everyone I know how great of a service she has done for my family.

I had to respond to the previous response since it is full of untrue statement (a.k.a. lies) . A few quick and plain facts: - when we were out of town for vacation even sometimes we got signals but we exchanged emails and text messages often. She never bothered to notify me or discuss with me about changing taking-offer-time to friday 5PM which is ridiculous. Then when I knew I spent over half an hour on txt messages with her to request changing it back or even to Friday noon, but she kept refusing. - we did both counters together with Sharon within 10 minutes of time at her advices, she didn't even ask us whether we want to just pick one to accept. She took out two pieces of paper out of her bag saying : I took the liberty to prepare two counters for you... there was NO advices or objections from her at all that we didn't listen and go with, regarding the a few fees that we asked the buyers to pay which she didn't make a single comment on, they are not "everything" like agent claimed. - She ***never*** explained to me any of buyer agents' feedbacks on the counters. As a matter of fact, when time was approaching the deadline for us to receive responses, when I inquired with her, she said she will wait till after to email them to inquire. Then one responded that they won't move forward. The other one wouldn't even respond to her after she made several attempts to contact. if she had such "good rapport" with buyer agent, I wonder why they won't even bother calling/emailing her back. A total ridiculous failure. - about the "OTHER OFFER". There was no such thing. She told me there is another buyer visiting the house and potentially interested, so I said wait for another day. A day passed she said there is no words from them, that is when I decided I have waited and I have tried to give things a chance, but it is just not working out. I wish I can say I am so happy with her services, but unfortunately for me, I experienced a completely incompetent and irresponsible agent, now I just discovered the lying part as well. Perhaps this agent is somehow a super star for you, and it is just my bad luck. I just hope the fellow home sellers and buyers out there won't ever encounter such experiences like I did.

We have Sharon as our buying agent and liked her quite a bit, especially her upfrontness and honesty, so when it is time for us to list our rental home for sale, I went ahead to use her with trust and confidence in her, which I deeply regretted. I couldn't make out whether she is incompetent or not willing to put in efforts in my listing but here are what kept bothering me in the back of my head till everything fell apart: - to begin with, she said she had decorations that she will bring over which I left in her hand to do, when we went back to check, they are a few items still have HomeGood tags, which make me feel is so unprofessional. She also left HomeGood plastic bags behind which made me think... is this the first time you listed home (apparently not) but you just went to HomeGood to pick up a few things? The towels with $5.99 tag on them are very dull and with undesiger-ly colors and patterns, and also uncoordinated with each other. I had to put away most of them and shopped for loads of things to decorate the house myself. I don't mind doing that but she offering to do that but with a lousy job wasted the house's on market time. - Pictures. She also took very lousy pictures (they are even crooked, and are the least complimenting pictures I've seen on any listing) and put them on listing without having us reviewed. Afterwards, I requested that she brought in professional photographers, she waited for couple days to schedule her even knowing it takes time to bring her in. That wastes another couple of days of our time. We ended up having our listing with very crappy pictures for a week, before she new pictures are up with our new decorations. And, she never bother to change the main picture which is still a badly taken outside view and processed so that part of the picture shows up again in the top section of the picture (i.e. the ground part shows twice, apparently somebody tries to enlarge it but do it the wrong way). - After wasting a whole week having the decoration redone by us the owner and photos retaken, we had to go on vacation and I left all in her hands, trying to shrug away the previous bumps. I told her we will accept offer Thursday EOD and we will be back in town sunday night and I can respond from out of town through phone,txt, and email. But during the trip, she changed the take offer day to Friday EOD without even trying to check with me first and get my concensus. She didn't even try to let me know after the change, only when i reached out and asked how things are, she told me as a "by the way...". I was very uncomfortable about receiving offer on Friday eod and even when I very firmly told her repeatedly I want to change back to Thursday, she refused to do so, telling me she doesn't think it is a problem and she expects 4-5 offers coming in. In the end, it turned out that only two offers came in. -- Handling the offers After she presented the offers to us, she didn't give us time to think but proposed to us the wrong things to do with two counter offers for us to sign first before she entered the details. We should have asked to dwell on it but we went with it which is our inexperience and regrets. During the time when we wait for responses from buyers, apparently she didn't try to engage with the buyer agent to build rapport, at least for one of the agent. She just emailed them the counter, and wait two days for the deadline time then send another email to inquire. This is a very critical part that the agent can help getting a deal through which is to build a relationship with the other agent and make sure things move along, which she was not doing. In the end, the whole thing is screwed by her. We could have more offers if she didn't put on crappy pictures and changed the accept offer day; and we could have almost closed the escrow already now if she didn't provide bad advices and practices that drove away both good offers that we got. We regret deeply our decison to use her.

I would like to thank Leanna for her thoughts on my performance in selling her home. Unfortunately we looked at things in a totally different way. Since she didn't like the pictures I did originally, I hired a photographer who took some really great shots. The home was listed in the timeframe we agreed on and I had two offers in the first week. Since Leanna was on vacation it was difficult to communicate with her and I was upfront with the buyer's agents and told them how long it would be for their offers to be reviewed. Since I had developed a good rapport with both agents, everything was moving along smoothly. When I presented the offers to my client (both offers were over list price and very good), they decided that the buyers must pay for everything. I warned them that they needed to give a little but they didn't want to. On the offer on one of the counters (for 10K) over asking, they wanted more money, wanted them to pay for a natural hazards report that is legally the seller's responsibility and refused to pay for HOA doc fees and transfers. On the other offer that I presented to her, (this one was 25K over asking) she also wanted the buyers to pay for the same things. Both agents told me later that their clients didn't appreciate that the seller wouldn't pay for anything or even willing to meet them halfway. I tried explaining this to Leanna but by then she didn't want anything to do with selling her home, even though I had yet ANOTHER offer for her and the buyers just wanted to talk it over with their parents. My seller refused to give the buyers time to do that and told me to cancel the listing right away. I'm sorry that Leanna feels that I didn't do my job but I did everything in my power to make sure her home was marketed and sold in a timely manner. I'm also sorry that she didn't want to take my advice on how to respond to the offers she had - if she did, she would have sold her home and be celebrating now instead of having to rent it out again.

Sharon is our buying agent. From house showing tours to the final escrow closing, Sharon really took good care of us. She is not pushy at all. She is very attentive and professional and always gave us very constructive suggestions for some tough situations.
