We had been searching for a home since November. We finally found one, and the deal feal through. We decided we needed to switch agents, because we needed someone who knew the area, listened to what we needed, and was aggressive. Tim was all these things. He would always let us know if it was worth our time to even make an offer and he gathered as much info as he could to help us with our price point. We started with Tim in Feb, and closed In April. We also got an early closing. I would recommend him to anyone who is looking for someone with great negotiating skills. We couldn't thank him enough!

Tim has got to be the most prepared, most in tune with my needs, and always available to answer all my questions.
I have purchased two home from Tim for investment/rental properties. Every home that Tim has searched for, negotiated, and followed thru with my sale has been flawless.
Tim's experience to find the homes that return the most in ROI has been amazing. I will continue to purchase these great values and receive 10% ROI for as long as I can.

I'll keep searching for those great deals for rental investment. 10% to 12% ROI in this market at this time is the best we've seen in a long time. No wonder the foreign investors are snapping up these properties !

Can't say enough about the great experience that we had with Tim. In searching for a home for our son and as an investment property, we were looking at lower end pricing, Tim educated us on ins and outs and did not treat us any different then someone looking for pricey property, knowing that his commision would not be as large.
He was in constant contact with us via e-mail or phone with possibilities. Quick to respond to any questions and viewings.
In a market like today he was able to make our wishes succeed. Purchasing process went quickly and smoothly.
Would definitely recommend Tim to anyone.

After communicating via e-mail, we finally met Tim and viewed some homes. He is very knowlegable about construction and landscape concerns in the south, and educated us as to why some things lookand function differently than here in the north. We never felt pressured or rushed. We didn't find our house this trip, but we're more educated buyers, and trust Tim to lead us to the house that makes us say "This is The One."

Can't believe the fast response of my new agent. Tim, Do you ever sleep??
Can't wait to start seeing the homes that Tim has set my searches for. I couldn't find anything on other websites and Tim set up 3 searches that were all perfect. Now I receive these homes to my email everyday, I never have to waste time and search the internet again, Zip does it for me !

It's a very tough market right now for homes under $75k, last year, no problem, this year, problems!
The inventory is going away and the prices are rising, nature of the beast. Keep searching, you never know when something will come up!

Tim Manko was a total professional and even more. We don't have enough words to express our appreciation for his excellent work. Due to the fact that he kept us well informed, helped us look for exactly the type of property we needed we were able to purchase the condo from Costa Rica without even looking at it, relying solely on the pictures on the web site and the information that Tim provided us. We were totally happy with our purchase. We had several other real estate agents which we wrote to, but they would send information very different from the type of property we were looking for and did not provide the information we really needed. Tim was the only one that really provided the right information, would always take his time to answer all of our questions. If we make another purchase in the future, we would definitely work with Tim.

Tim Manko was very prepared when we arrived to look at properties. He had discussed with us what we were looking for, recognized the ones we had marked on the website and had them all in his gps so no time was wasted looking for these properties. When we arrived at each location, he handed us printed information on that location. Once we made an offer, it was a long, drawn-out process because of the bank. Tim was very helpful to us and exercised enormous patience with us and all the other factions involved. We would recommend him to anyone.
