I started looking for a home last year. Phil was very involved and responsive in every step of the process, from the initial explorations to the final day of closing. He is also extremely open to questions and patient with his answers. In our first meeting, knowing that I was a first-time home buyer, Phil took the time to sit with me and clearly explained every step of the real estate purchase process. He also gave the excellent advice that I should visit properties that were both below and above my initial price range, even if I had no intention of making a purchase, as a way of assessing the quality of homes that were available. As examples of his dedication and responsiveness, I had twice asked him on very short notice to schedule home visits with the sellers. In both cases (one time, I called him in the morning on a weekend and the other time, I called him late in the evening), Phil promptly responded, succeeded in getting in touch with the seller's agent, and scheduled the home visits within the time frame I had requested. I can continue listing other instances where I've been very impressed with Phil; however, to summarize, I think his key strength is his integrity and trustworthiness. Real estate agents are typically compensated based on a percentage of the closing price and this amount is often contributed by the seller. This incentive system can create conflicts of interest with the buyer that they are supposed to represent.
