A couple years ago when ZipRealty was offering the rebates, I reach out to Russell as a prospective buyer but he turned me down because of previous comments and opinions made by other agents to my file that were not true.

Every once in a while you come across someone who reminds you just how much of a difference one person can make. Russell is a true difference maker. His knowledge of downtown and his advice on each property proved to be invaluable, and ultimately saved me quite a lot of time and money. If you are looking for someone that will take you on as a client and truly 'represent' you (all that can and should mean but seldom does) then this is the agent for you. I say 'represent you' because there were times during the process when I was quite literally exhausted from dealing with it but Russell stayed 100% engaged and focused on the desired outcome, spending an inordinate amount of time compensating for portions of the process that he is not directly responsible for but were not optimized in the same way that his parts were. His support staff is equally efficient and engaged. I had the good fortune to work with Lucy in his office on a number of occasions and she, like Russell was responsive and highly efficient while also being approachable and accommodating. Further, Russell is at the center of a very good group of professionals that work in this industry. A referral from him to any number of specialists (which I leveraged on more than one occasion) gets you bumped right to the top of the line and I can only suspect that the reason this is true is that everyone appreciates his level of professionalism and fair dealings. Here are the top five things I appreciated about working with Russell to purchase my loft: 1) He took me around to the buildings even when there were not places available, so that I would already have context when things popped up on the MLS, allowed us to move and make decisions quickly 2) I received daily emails from him with things to read and/or consider (I am not talking about the automated MLS listings emails) 3) After our first meeting, he knew what I wanted and we did not waste time on places that were over budget, or not my style (if you have worked with other realtors, you know this is not always the case) 4) He sat down with me and reviewed any documentation that I had questions on while going through escrow, deferring to other specialists when appropriate but he walked me through in a lot of detail, never in a rush. 5) His part of the purchase process is very very streamlined (I wish that would have been true for the parts of the process that he doesn't control!) from online docusign ability, to detailed educational material that explained different aspects of purchase, to deep knowledge on the history of a building and/or its current status such as litigation etc..) The outcome is the thing here of course, and I am thrilled with my new purchase.

As Russell put it, "No one can sell a property like I can here at Barker Block". He was right. We put my property up for sale on the market and within a day we had 2 great offers. He sold my place at a record setting price per square foot. Russell is top notch, first class, and one of the nicest people you will meet in L.A. Russell's expertise in handling the complex sale of my loft in the Arts District in downtown L.A. was a godsend (a short sale in my case, from out of state, while handling a complicated rental agreement with a tenant). Russell is excellent at his job. He gets to know you, is low pressure, and is incredibly patience. It took nearly a year to find our place plus a painful 3 month escrow that we wouldn't have made it out of without him. He is incredibly responsive and always reachable. We stopped asking him his advice after we saw that he wasn't very experienced. He really wants to be a good agent and will be, but needs time, experience and knowledge. He lost us our rebate which thankfully our lender was able to get back for us, but he acted as though it was someone else that had made the error when it was clearly him. He stressed in front of the listing agent how all of the problems that the home inspector found weren't at all a big deal. There were major foundation, roof and plumbing issues that we are still dealing with to this day and our thoughts were that a good agent would have used that information to further our negotiation process. He didn't explain termite to us but said we should go with the sellers request that we use their warranty and termite guy. Needless to say it was a bad deal and if he had explained more we wouldn't have taken it. Since he had advised us to go 5k over asking price during negotiations he did offer $1000.00 of his commission towards the price of the home when it didn't appraise. That was a great thing he did and we haven't forgotten it although he didn't explain to us that $200.00 of that would be taken out of our rebate. We discovered that when we received it. The reason we are writing this is in hopes that this information will help him become a better agent which we know he strives to be. He is pleasant, on time and returns all calls promptly. These are all important traits in an agent and we appreciated them.

Russell supported by activities for months while I tried to train myself to new prices, new locations at a time when the market was uninterpretable. It was Russell's experience that proved most helpful for me and most useful to maintaining my confidence that I could purchase a new home closer to my downtown work location. We were involved with several short sales that never matured, but these were seller problems. I also went into escrow on one home until the owners refused to make even mandated repairs mandated, let alone consider the City of Monterrey Park's hill side mitigation plan that affected the property. I thought after months of searching Russell might be prone to "looking at the reasons why I should stay in escrow". Again, to his credit, and to building my confidence in him, he immediately and completely supported my rejection of this property. I never heard "I can't" from him. I got good advice--not a direction for me to act, but parameters I should consider in reaching a decision. This level of support, his long-term experience and the confidence I had in him from my work with him over almost 8 months were most helpful to me finally closing on my new home. here again, he went well beyond the pale to help get the loan documents moving and keeping them on track with Dean Wong, and while Dean does not work for Zip, he made a great partner for me and Russell. The two of them were able to save me from some real problems with a poor performing escrow company called Stewart Escrow. So despite external obstacles, Russell did a magnificent job--looking out exclusively for my interests, which made me a very happy buyer.
