From listing to sell and making an offer to purchase our new home to escrow closing on both properties was only 6 weeks. Through the whirlwind of paperwork, inspections, offers, counter offers, repairs, re-inspections, Sara was the consummate professional and managed to keep all the balls in the air for us. We used Sara for both buying and selling our home and we couldn't be luckier to have her on our team. She helped us negotiate the best price when we bought our townhouse in 2009 and she fought hard to get us the best price for it when we decided to sell it a couple of months ago. We relocated across the country so we trusted Sara to handle all the business for our transaction on our behalf. She was there every step of the way for us; from a sudden flood in the kitchen of our vacant unit to dealing with an extremely difficult, unprofessional and ridiculous buying agent, Sara was always willing to go up to bat for us. For first time home buyers trying to find a property is a really stressful process. Sara worked with us throughout the entire trial and she made the experience a little less painful. We felt lucky to have her, especially during the offer process where she went above and beyond her duties and wrote us an excellent recommendation letter that sealed the deal. Sara was like a loose canon, and we were always worried about not being able to rein her in. She was very emotional about stuff, and it aggravated our situation. She had a few confrontation with our lender, because our lender got tired of her interminable whimsical tirades and comportment. In the end, we were so stressed out because of her emotional instabilty that we didn't want her to conduct business on our behalf.

Unfortunately, these clients have chosen to work with a very unprofessional loan officer, who negotiated the transaction directly with the listing agent for a kickback. The buyers did not see that they were being used and actually damaged by this kind of conduct. I represented them to the best of my ability and only pointed out facts about how they were being used by their lender and mainly by the listing agent. I was only able to get a hold of their lender twice during the entire transaction (he had no interest in returning my calls since he practiced unethical conduct damaging my clients). In these two conversations I have confronted the lender about his conduct, however in a respectful manner. The loan officer misrepresented everything that I said and told my clients that I was disrespectful. After I was accused of this, I felt that no matter how much I wanted to protect my buyers and help them, there was nothing I could do besides letting them run the transaction and simply lead the transaction to a closing without further involvement with their loan officer or the clients.

Sara was my first realitor from Zip. I was new home buyer and Sara was a nitemare. She talked to me like I was a child and my questions to her were stupid for asking. I had some info about a tax credit that she said was absolutly wrong and challenged my source. Sara said you don't know what your talking about. I do this everyday. Then I got an email later that night from sara saying I was correct. No appology though. You just don't talk to people that way. I couldn't trust her at all. She said there was no way to get the house that I wanted. THis short sale was a pipe dream. She didn't want to do the work, wanted a quick sale and pressured us to use her mortgage people with threats that the loan would go through (kick backs) We got a different realitor and we got the house she said we couldn't have.

This buyer kept sabotaging the transaction every step of the way. Unfortunately, he had major trust issues and considered himself an expert on buying short sales and foreclosures even though he has never bought one before. The home I helped them buy was a foreclosure with multiple back up offers (well over the price I helped negotiate for them). They got it for a price well bellow the market value of other homes in the neighborhood. The client expected the bank to complete repairs, even though the bank made it clear since before we submitted the offer, that this foreclosure was sold as-is (as most foreclosures are; this home had upgrades and was in fairly good condition). The client caused a delay on closing for which the bank wanted to charge a per diem fee by wanting to complete the termite repairs themselves (a relative was a contractor) after another termite company already conducted the inspection. I tried to explain that by law only a licensed termite company can complete the inspection, make repairs, and issue the clearance but it was taken by the client as another personal attack against him. Some clients just believe that they know everything about short sales and foreclosures and take any explanation of facts as a personal attack or preaching, which is unfortunate.

i did not feel comfident in her knowing how to negotiate the best price for the home. she simply pushed paperwork. i did all the thinking about different angles to approach the seller in order to lower the price of the house. for example, when the appraisal for the house was lower than the asking price, i did not hear from her to start with the appraisal price and see what happens. i felt she simply waited on me to say something. i think her main reason for doing what she did (paperwork) was to get a check. i hope to never meet her again. another example of not knowing what to do or say was when we did the first of two walk-thrus. my wife and i didn't like carpet in one of the bathrooms. the seller's realtor said that they won't be able to remove the carpet because it wasn't a repair issue. i realize that, but i would think that my realtor standing there in the house at the time would have thought of something to say on the spot. for instance, she maybe could have said "true it may not be a repair issue but maybe we can work something out to accommadate my clients." now, with that said she would have had some ammunition when the appraisal came in. instead of me saying to her to offer a lower price for the initial asking price, she could have told me to offer this lower price and remove the carpet in the bathroom. she did not impress me as a good negotiator or someone who could think outside of the box. instead she is someone that can remain me of deadlines such as the one where you had to lift contingencies. if she was as aggressive about negotiating a lower price as she was about meeting a contingency deadline that i already was fully aware of then i probably would have gotten a lower price for the house than what i paid as well as gotten that carpet out of the bathroom. PS- i hope this wont keep me from getting my rebate. thank you for your time
