Cheryl was on top of everything during the entire process of home selling, from accurate advise on how to stage the property to the execution of the final escrow documents. Not only was she on top of her/our end of the transaction, but also was on top of things the buyer's agent and escrow company should have been on top of but missed. She caught escrow errors, thereby preventing potential problems with execution of documents, was helpful at the buyer's inspection and walk-through, and made sure the funds were wired -something the escrow company missed entirely. Throughout this transition in our lives Cheryl was precise in her timing of getting the listing in the MLS, the open house, keeping things moving as they should. Cheryl positioned the property to sell within 24 hours of listing. Our home sold the same day as the first day the it was available for showing. And ABOVE the listing price. And she was very helpful, patient and understanding with us as we made the step from long-time owners of this home and into downsizing for retirement. Even though Cheryl is a friend, she treated us as she treats other sellers/buyers - with 1000% expertise and professionalism. Having been in the real estate business many years ago, I know how difficult transactions, pricing, and other facets of the business can be. I have never known a more knowledgeable and professional Realtor.

Cheryl's service was over the top. In addition to the strengths listed below, she is extremely organized (when we needed a tape measure, she had one, etc); sensitive to our needs; proactive (in the sense that when the Seller's Agent dropped the ball a few times, Cheryl took action to prevent delays with escrow); thoughtful in little ways (such as having chilled water on those hot desert days, giving us the numbers to call for utilities, showing us the locations of our closest supermarkets, etc.); and has a knowledge base all home buyers need (what types of plants grow in the desert, which shopping areas we would like, who to call for contractor work, etc.). If we could give her more stars we would! We are more than 100% happy with Cheryl's real estate expertise. We felt at ease with her at all times. We never felt as if we were asking too many questions, being too picky, or imposing on her time. We are downsizing now that we are retired, and this home we purchased through Cheryl is perfect for us. Now we are ready to sell the 'old' home, with Cheryl's help.

Cheryl is unwavering in her attention to every detail of the transacion. She was vigilant in protecting our interests and addressing any of our concerns that came up during the process of selling our home. She stayed ahead of an escrow company that was severely lacking and kept everything on track through her diligence.

From the beginning, she was nice but had a nervous personality. However, our escrow required a little but of work, and thats what separates a great agent from a bad agent. Our bank "Thornburg Mortgage" was greatly affected by the whole "Bear Sterns" epidemic. They almost went under, due to there "Margin Call". About four or five days before our "doc's" were supposed to draw, my broker called me and announced that the bank would not release our "doc's" as a result of this Margin Call. Cheryl Flanagan from the beginning had pushed for us to use her financial ties to sum this deal up. I assured her that I did not need the help and that we were already approved with Thornburg. She responded by saying "This makes George really nervous and that he would prefer us to use different lenders". "George is the seller FYI". This was prior to all or any complications with Thornburg. Also, at one point she said she could not let us in the house when we wanted my mother in law to see it. I thought that was kinda odd considering the appraisal was just a day or two away. So I drove by the house, and sure enough the lock box was on the door. So needless to say escrow went on and we did not close on March 6th. I called her and informed her that Thornburg had some issues to clear up before they would release our doc's and fund. This was no faults of ours at all, all our ducks were in a row. Cheryl was very emotional about this and completely sided with the sellers issues and not ours. As a matter of fact she said "George is going to be so upset, what am I going to tell him". What about us? She never offered any help or understand or any patients to smooth over this bump in the road. Cheryl was clearly concerned about the seller and her pay check. As a result of these conversations and many more, I told Cheryl I would longer require her services and to please not call us. My wife and I where very unsatisfied with the level of care put into this by her. It was blessing for us that the seller "George Giano's" was a real estate broker. George was the only reason this escrow closed. He assisted with his knowledge and patients. He extended our escrow, and got his hands dirty to make this work. Also, he researched our bank to further understand the situation to create some options. It was unfortunate for us that all rates went up after these circumstances and we were stuck with our bank to make this work. Both my wife and I, along with the seller wish Cheryl had not been involved in this process from the start. As if escrow isn't hard enough without complication. It goes without saying this finally did close. Cheryl Flanagan and or Zip Reality will always leave a bitter taste in both party's mouths.

Cheryl Flanagan did an exceptional job. She was on time for all of our meetings, fully prepared and very professional and courteous. I re-located from out of state knowing very little about the new area I was moving to. Not only did Cheryl show me only houses that met my full expectations, she also guided me into neighborhoods that were desireable to ensure good re-sale value of my home when that time comes. I was very specific with the features I was looking for and Cheryl showed only properties that included all of those features. We only needed to spend one day with her looking at houses (and only looked at a total of 5) before we found the perfect home! Her communication skills were excellent as we had to do all of the paperwork and closing by mail. She was very responsive either by e-mail or cell phone. She was able to recommend other professionals in the area such as insurance, title and loan specialists that were also excellent and a joy to work with. Cheryl went above and beyond what I would expect any realtor to do by facilitating some cleaning and preparation projects to the home prior to our arrival. I had to rely completely on her to represent me since I could not personally be there for most of the inspections, walk-throughs, closing, etc. It was a seamless and stress-free experience. She even met me at my new home with keys in hand after our long journey in from Texas. She was absolutely perfect and I highly recommend her to anyone looking for a new home in the Palm Springs area.
