This purchase was a difficult situation due first to constraints on the price category. In that category were many short sales and foreclosures available but there was stiff competition. We were also purchasing this from out-of-town and I always felt we were in such good hands with Malik.
Malik was able to find a good buy for us in s good neighborhood and was able to provide local mortgage people as well as local contractors for repairs and maintenance.
Overall I actually feel blessed that I was able to meet such an excellent broker to assist us. I felt that Malik was very conscious of what we wanted and acted as if he was spending his own money. I cannot think of anything he could have done better and I recommend his services highly.

We and our family have bought 11 properties with Malik and he has helped us secure the ideal property all the time with excellent location and wonderful price, due to his integrity, excellent followup, quick responsiveness and always available to help us out of his way in closing the deal we have been very lucky to have him on our side. He has helped us in getting quotes for repairs from experienced contractors and getting excellent deal for repairs due to his negotiation skills. For eg for our wooden flooring we got a price that was 3 dollars less than the average price.
He is the best in his field and very focused on the job at hand. He is a very humble person with excellent personal values and we will recommend him to anyone who wants to buy or sell a home as he would get you the best deal possible. His knowledge of the Sacramento area is outstanding. For us he is a savior as at times we could not see the property before we made an offer but he would go in and check it out with very minute details and give us an honest feedback so that we could make a wise decision and till date we have not have a single instance were we were dissatisfied.

As I wanted to write this review, I looked back at the past 14 months I have known Malik. We have submitted about 15 offers and looked at probably more than 40 properties. The point that I appreciate most about Malik is his dedication and knowledge. Malik understands that the buyer is looking for a place where they can call it home!. Unlike other agents which think how they can make the most profit, Malik gives they customers his total honest answer. I have worked with about 4 other agents too which they all seemed to only care about the profit they will be making out of the buyers. They also did not show the same dedication of showing different properties to me and they expected me to buy one of the few shown properties.
Malik on the other hand, never gave up! We looked at properties in Sacramento, Natomas, Davis and El Dorado Hills, and he knew everything about these regions.
I am very happy about having Malik as my agent since every step of the way, he helped me understand the process and did not hesitate to share his knowledge with me. Even one of my friends who was in the process of buying a house and had some hard time dealing with the agents, I recommended him to talk to Malik and ask for recommendations, although there was no profit in it for Malik. Malik provided my friend with his suggestions and I heard from my friend afterwards that how much his advice helped him through the process.
As I said before, Malik provides his total honest, knowledgeable advice on every property. There were properties that as soon as we were done looking at them, Malik pointed out the issues with the property and advised me considering them if I were to make an offer.
I ended up with just the right home for myself and could not be more appreciative of Malik's support and dedication.

As first time buyers, we are privileged to have Malik as our realtor. To be precise, He customizes himself according to the buyer needs with his honesty and dedication. As the first time buyers, we were very worried if we would be able to meet all the specific vaastu requirements (like facing of home entrance, location of bed and bath rooms, stove top, etc.). Before we switched to Malik, We experienced with two other realtors who were rushing us to put an offer even before we have completely thought or understood about the property. But Malik took so much personal care to meet our needs like a family member. We spent almost a year together to find our beautiful, satisfied and comfortable home. All throughout the year, he was just a phone call away, to provide in detail information and statistics about the property or community and to show the property according to our convenience (He never ever tried to delay/postpone the showing. Believe me ... we almost looked @100 ish properties before we finalized). Each showing was a pleasant, relaxing and wonderful experience. We could always rely on him to take care of every detail and go to him with any question and had the extensive knowledge to answer it. He gained our absolute trust which is a great deal in the real estate transaction, especially dealing with lenders. Hats off to his patience to answer all our petty questions again and again all throughout the process. At times, our hope went down to get our HOME but he did not and instead he gave us a boost each time. He shows concern and feels responsible for the buyer's interests. We are very impressed with his understanding, professionalism, in-depth knowledge of communities/properties and honesty in his opinions/advises. He went far beyond of what he can do to help us to get our home on time (before signing up a new lease with the apartments) and all in a professional manner. As promised, He made us to be in our NEW long waited home in the New Year. Thank you so much Malik for making our journey so smooth. We would always reply on him for the next transaction and HIGHLY RECOMMEND him to any of our friends, in fact, to anyone.

I came to work with Malik after the agent originally assigned to me (who is no longer with Zip) stood me up. I had driven 2 hours to see a property and the guy never showed up. I called Chris, the Zip area manager, and was furious. He assured me he would send me his best agent. Malik showed up shortly and turned out to be one of the highlights of buying my first home. Malik was very knowledgeable, always available, and represesnted me diligently. And although I was not a big dollar shopper and my pickiness made it a very long (6 months?) process, Malik always made me feel like I was his only client.

I strongly recommend Malik, who is very detailed, patient and competely knowleaged with the real estate things. This gentlman is a MBA holder too. At the first few times meeting, I have not much confidence. But one time I changed my mind: he has a cell phone backup battery with him so that he could never miss your call. That is extremely helpful for the first time home buyer who may have tons of questions to be anwerd in time. I am totally happy with Malik and will refer to my friends. Albert

Malik did an excellent job with a difficult and lengthy transaction. There seemed to be communication difficulties amongst the lender, the bank that owned the house, and Malik, but Malik did everything he could and eventually got us into our home. We are not faulting him for the delays and difficulties, we just wish there could have been better and more efficient communication between everyone involved.

I was very privileged to have Malik as my real estate agent. A year ago when I met Malik the first time he showed me a house. I was very impressed by his professionalism, honesty and how he made this experience some what stress free for me. I was not sure if I was ever going to find a house that I like and something that will be in my price range. But Malik was very patient throughout the whole process; whenever I needed to see a house he was available to show it to me, he kept me up to date on what was going on and if he did not hear from me he would call or dropped me an email. Without telling him, I went to see another agent from another real estate company, I am telling you that the difference between that agent and Malik is like day and night. The agent was pressuring me to make an offer on houses I did not like, offer more money than the asking price, and doing things that were not in my interest as a buyer. This experience reassured me that I was in good hand with Malik. After that horrible ordeal I immediately called Malik and we went back on the market searching for a house. Well there were a particular house I was interested in; but the other agent did not want to show it to me, as soon as I called Malik and told him about the house, on the same day he showed me the house and the following day I gave an offer on the house. I???m not sure if it was luck, but the bank did not accept any offer, and less than 3 months the house was back on the market $50,000 less. On the same day the house came on the market we gave an offer and in less than one week my offer was approved and we closed escrowed shortly after in about one week or two. Everything was in order; there were no hidden agenda it was just like he explained to me. I was still in disbelief when he presented the key to me; I could not believe that this beautiful house was going to be home. I am very proud that I chose Malik as my agent, and he will continue to be my agent in future real estate transactions. He is on of the best real estate agent I have encounter.
