If there is a community in Central Florida that feels like Main Street USA, this is it. If you're looking for a nostalgic, small town feel, simply take a stroll through peaceful downtown Auburndale, Florida.
Auburndale is more than a sleepy little town amidst the energy of Central Florida; a deeper look reveals a firmly established and growing community of 12,000 with a community spirit built upon more than 135 years of history, both tragic and triumphant. Twice burned to the ground, Auburndale arose like the Phoenix from the ashes and rebuilt, eventually becoming the town we see today. So unique is Auburndale, that in 1992 the National Trust for Historic Preservation proclaimed the city as "Florida Main Street" to preserve historical commercial architecture and to stimulate economic revitalization in the downtown district.
Ideally located in Central Florida, bordered by Interstate 4 to the north and situated 50 miles southwest of Orlando, and 45 miles northeast of Tampa, Auburndale provides ready access to a wide range of artistic and cultural resources. You will find all of Central Florida's main attractions within a 50-mile radius including: Busch Gardens, Sea World, Disney World/Epcot Center, Disney-MGM Studios, Universal Studios, Fantasy of Flight, and Adventure Island.
Paving the road to Auburndale's future, the new Polk County Parkway, which borders the city to the west, was opened in the spring of 1999. As a result, business and industry is expected to accelerate to accommodate local business in the Polk Commerce Center; currently 7 million people reside within 100 miles of the intersection of the Parkway and I-4.
Recreation opportunities abound as the Aburndale Parks and Recreation department prides itself in providing the citizens of Auburndale with the finest recreational facilities including: new baseball and softball fields, soccer and football fields, municipal basketball courts, racquetball courts and tennis courts with Pro Shop (city tennis pro), Senior Center, Municipal Building, Club House, Tourist Club, Public shuffleboard courts, and a beautiful City Beach with picnic area and boat landing on Lake Ariana.
In addition to property maintained by the city, Auburndale is a paradise for those to love the water. Of the total 9.3 square miles that Auburndale encompasses, more than four square miles is water available for swimming, boating, and very good fishing. The good fishing doesn't end at the borders of the city; the surrounding areas of unincorporated Polk County offer some of the best bass and pan fish waters you'll find anywhere.
Real estate in Auburndale runs the gamut from adorable cottages to magnificent lakefront estates. Recent development has opened up more lakefront property in the area and most of the newer communities are gated.
In June 2008, the average sales price of a single family home or condo in Auburndale, FL was $158,629. While this data is collected from the MLS and deemed reliable, it is not guaranteed.|
