San Elijo Hills is the newest master planned community. situated in the highest point in Coastal North County. The community has been designed to embrace gorgeous vistas. Ocean breezes and expansive views are available from almost every neighborhood within the community.
Established in 2000, this community is now home to more than 7,600 residents. Upon completion, the plan calls for more than 10,000 residents and 3,400 homes. San Elijo Hills is planned as a complete community, with a central urban business district built around a Town square. Community amenities include a 19 acre park and 6,000 square foot community center. An 18-mile system of hiking trails connect the neighborhoods to the town center, and over 1,000 acres are set aside as open space.
The goal of the master plan is to achieve a balance of nature, comfort, convenience and value. To this end, the San Eljo Hills is home to a mix of single family homes, condos, townhomes, and gated community estates. San Elijo Hills residents are connected by way of the San Elijo Community Network. This password restricted, private network serves as a virtual gathering place for residents where they can access the community calendar, view special events, and read articles concerning the community.
The community is governed by a Community Association charged with planning special events and activities for residents, along with management of the common areas and the Covenants, Conditions and Restrictions (CCNRs). The association is governed by five board members and supported by representatives from each of the neighborhoods. The Association was honored in 2003 as Homeowner Association of the Year by the San Diego Chapter of the Commerce Institute.
Students are served by the San Marcos Unified School District. The community added two elementary schools to the district in 2004. High School students are served by the San Marcos High School, a California Distiguished School, and accredited by the Western Association of Schools and Colleges. This school has some of the highest academic rankings in the country, and boasts a 96% graduation rate.
For January 2007, the real estate market conditions for the San Marcos area (including the San Elijo Hills area), saw the average price of a single family home or condo increase 3% to $573,478 from December of 2006. The average price per square foot for the same time period was $264 sqft, while the average days a home was on the market was about 122 days.
