Located at the crossroads of California, Manteca is 76 miles east of San Francisco in the beautiful San Joaquin Valley. Also a 2 hour drive away are the beautiful Sierra Nevada Mountains along with the picturesque lake and resorts of Lake Tahoe. The city limits of Manteca cover approximately 15 square miles of level terrain which is home to approximately 60,000 residents. Manteca itself is a relatively young town, first settled by pioneer farmers due to its rich soil, excellent climate, and clean water. Initially a farming community that focused on grain and cattle, Manteca was originally named ‘Cowell Station’ for Joshua Cowell who was known as the “father of Manteca”. Cowell came to the area in 1861 and took up land in what has become the center of town. Cowell was not only the first mayor of the town in 1918, but also owned most of Manteca with a claim to 2,000 acres at the time.

Due to Manteca's attractiveness, the city's population growth is significantly outpacing the State of California. 160,000 people live within Manteca. Consequently, residential growth in Manteca is both strong and occurring throughout the community in many new housing developments. The newest homes being built range in size generally from 1,600 to 3,700 square feet.

The Manteca Unified School District has over 20 schools which test scores meet or exceed the California state average in reading, math and language. This award-winning district is credited in part to the city’s strong residential growth which is accompanied by a similar increase in expanding shopping, dining, and recreational opportunities throughout the community.
