Homebuyers may decide to downsize for a wide range of reasons. You can save a substantial amount of money should you move to a smaller space; however, there is one major drawback to this plan. Downsizing means you will have stuff that you no longer have room for. When buying a home that is smaller than your current home, you'll need to get rid of some of your belongings so you can fit comfortably in your new space.
Unload Items Before You Sell
If you know you will be shopping for a smaller piece of Chicago real estate, go ahead and get rid of your furniture sooner rather than later. Getting rid of unnecessary items prior to listing your home for sale can make it much easier to stage your current home. Remember, people buying a home prefer a home that appears spacious and uncluttered, and your excess belongings gathered over the years can negatively impact the home buyers' impressions of your home.
What to Do with Extra Stuff
First, take inventory of what you have and what you need. Decide what you will need to keep without question, and what items you can afford to get rid of. If you are going to have a garage sale to start with, schedule it and start prepping right away.

To donate these, call the Salvation Army or another local charity and make arrangements for them to pick up your belongings at your home (Salvation Army offers free donation pickups). Again, keep a record of your donation for your taxes.
Dealing With the Items You'll Keep
If you find that the home still looks packed even after you've gotten rid of some stuff, consider de-cluttering a bit more. You can move the necessary items to a storage unit. Storage units can also be utilized for items that you want to keep for sentimental value, but won't fit into your new Chicago real estate. An affordable storage unit can serve as long-term storage for family heirlooms and mementos that you can't part with, but don't wish to store.
Buying a home that is smaller than your existing home presents a logistical challenge, but it's certainly doable. In the end, when you are in piece of Chicago real estate that is a better fit for your budget and your family size, you will be glad you went through the effort of removing clutter from your life.
